Today our discussion is about the biggest mistakes sellers can make when selling their home. Preparing your house for the market can be a stressful process. However, avoiding these common mistakes will make your home selling process much smoother. 

1. Choosing the wrong agent. This is the biggest mistake that you can make. The right agent will get back to you promptly, be professional, and know the homes in your market. They will also be honest and straightforward, rather than simply agree with everything you say and just tell you what you want to hear. 

2. Overpricing. Price is everything when marketing your home. Even a well-priced house with lousy marketing will still sell, it just may take a bit longer. 

3. Failing to make simple repairs. If the dog chewed something up, or there are minor damages that are easy to spot, make those repairs before listing. They’re usually simple to fix, so why wouldn’t you?

4. Neglecting to declutter. Buyers start their home searches online. If the photos of your home are displaying all your stuff instead of showcasing the house, there’s a decent chance the buyers won’t even come to look at it. 

5. Denying access. We see this one often. Your home must be show-ready at all times, and agents can get in when they want to see it. Don’t just have it available when it’s convenient for you.

Avoiding these mistakes will ensure your property sells for the most money in the least amount of time.
